Services Built Around How Leaders Actually Decide

We’ve structured our work around the moments that matter most for owners, C-Suite leaders, pastors, and developers:

  • When you’re deciding whether a project is worth pursuing

  • When you’re shaping what it should be

  • When you’re making sure it can actually be permitted and built

How do we do this?

One team that keeps the many facets of the project in focus

One-Team Delivery: How We Help You Move from Idea to Built Reality

When you’re responsible for people, property, and a big decision about a building, you can’t afford to guess.

Our One-Team Delivery process is built to give you clarity first, then carry that clarity all the way through design, permits, and construction support:

Discovery → Design → Document → Delivery

One team, one through-line, fewer gaps and surprises.

Phase 1: Discovery

Strategy, Zoning & Feasibility

Get clear before you commit.

Discovery is where we answer the questions that keep leaders stuck:

  • Is this the right project on this site or in this building?

  • How big should we go—and in what phases?

  • What’s realistic for the budget and timeline?

We investigate what’s possible and what’s wise for your specific situation, not just what’s theoretically allowed.

What we do in Discovery:

  • Review your site, building, or campus context

  • Analyze zoning, use, density, and parking requirements

  • Map basic code and life-safety paths

  • Develop simple site and/or floor plan test fits

  • Outline one or more viable scenarios with pros and cons

  • Build order-of-magnitude budget and schedule ranges

What you get out of Discovery:

  • Clear options you can explain to partners, boards, or lenders

  • Straight talk about risk, constraints, and hidden issues

  • A recommended next step: proceed, refine, or rethink

Result: You make a major property decision with eyes open, not crossed fingers.

Phase 2: Design

Architecture, Planning & Interiors

Shape spaces that serve people and purpose.

Once a direction is chosen in Discovery, Design is where it becomes a real place. We translate strategy into plans, sections, and experiences that work in everyday life.

We start from how people will actually use the building:

  • How they arrive, move, and gather

  • How staff and volunteers support them

  • How operations and maintenance will work long-term

What we do in Design:

  • Refine the preferred concept from Discovery into a clear plan

  • Develop building form, elevations, and key interior relationships

  • Explore circulation, sightlines, and daylight

  • Coordinate early with structure and systems where needed

  • Use BIM and 3D visuals to help you and your team truly “see” the project

What you get out of Design:

  • A design you can present to stakeholders with confidence

  • Clear diagrams and visuals that make sense to non-technical people

  • Updated budget and phasing assumptions tied to a real design

Result: A building concept that feels right for your people and realistic for your resources.

Phase 3: Document

Permitting, Coordination & Construction Information

Turn vision into a buildable, approvable set.

The document phase is where we do the detailed work that cities, lenders, and contractors need. The goal is a coordinated set of information that supports clean pricing, smoother review, and fewer change-order surprises.

What we do in Documents:

  • Develop coordinated permit and construction drawings

  • Produce code summaries and life safety plans

  • Coordinate with structural, MEP, civil, and other consultants

  • Address reviewer comments and revise as needed

  • Clarify scope and intent so your builder can price accurately

What you get out of Documents:

  • A permit-ready drawing set and supporting documents

  • A clearer path through review and approval

  • Better information for more accurate GC pricing and scheduling

Result: You move from “great idea” to a real, buildable project the whole team understands.

Phase 4: Delivery

Construction Support & Owner Advocacy

Stay supported all the way to opening day.

Delivery is where decisions on paper meet the messiness of the real world. We stay engaged with you and your builder so the project stays aligned with why you started—not just the cheapest short-term option.

We’re not trying to run the job; your contractor owns the build. Our role is to provide clarity, answer questions quickly, and protect the intent and value you’ve already invested in.

What we do in Delivery:

  • Answer RFIs and review submittals

  • Provide site visits and field observations at key milestones

  • Help resolve conflicts between design intent and field conditions

  • Assist with punch lists and close-out documentation

  • Be a sounding board when change decisions come up

What you get out of Delivery:

  • Faster, clearer answers to field questions

  • Fewer surprises and less finger-pointing

  • A building that still reflects the values and decisions made in Discovery and Design

Result: You don’t just get a finished building—you get a project that still serves your people, purpose, and plan.

You Don’t Have to Navigate This Alone

Whether you’re stewarding a business, a congregation, or your own capital, the choices you make about your building matter.
The right project can unlock opportunity and serve people for years. The wrong one creates strain, cost, and regret.

With our One-Team Delivery process—Discovery → Design → Document → Delivery—you get clarity at every step and support through the entire journey.

Not sure what phase you’re in? We’ll help you figure that out in the first call.
