Phase 3: Document
Permitting, Coordination & Construction Information

The document phase is where we do the detailed work that cities, lenders, and contractors need. The goal is a coordinated set of information that supports clean pricing, smoother review, and fewer change-order surprises.
What we do in Documents:
Develop coordinated permit and construction drawings
Produce code summaries and life safety plans
Coordinate with structural, MEP, civil, and other consultants
Address reviewer comments and revise as needed
Clarify scope and intent so your builder can price accurately

We’re not trying to run the job; your contractor owns the build. Our role is to provide clarity, answer questions quickly, and protect the intent and value you’ve already invested in.

Answer RFIs and review submittals
Provide site visits and field observations at key milestones
Help resolve conflicts between design intent and field conditions
Assist with punch lists and close-out documentation
